BIM: Catching Design Conflicts Before They Reach the Site

The Real Cost of Poor Coordination

In a traditional 2D drawing set, a structural beam clashing with a mechanical duct run is usually discovered on site, during installation. At that point the fix means demolition, refabrication, and lost time. Across the industry, a significant share of site change orders trace back to cross-discipline clashes that were visible — but unseen — at the design stage.

One Model, One Source of Truth

In our BIM process, structural, mechanical, and electrical teams don't produce separate drawing sets — they work against a single federated model. Clash-detection software automatically scans element pairs such as beams, ducts, and pipe runs, and weekly coordination meetings let disciplines resolve those clashes at the table, before fabrication begins.

This is more than a technical convenience — it's a working culture where accountability is explicit. Every clash closes with an owner assigned, and the model stays current as the single source for fabrication sets.

4D and 5D: Time and Cost Enter the Model

Linking the model to the construction schedule (4D) lets us visualise which element arrives on site in which week, catching sequencing conflicts before they become site problems. Linking quantity and cost data to the model (5D) turns takeoff into a matter of minutes and makes the budget impact of any change immediately visible.

The Impact on Site

On projects run against a coordinated BIM model, we consistently see fewer clash-driven site revisions, fewer RFIs, and faster installation. It's one of the factors that directly feeds our on-time delivery performance.
